Avenue One Announces First Wave of National Retail Tenants for Omaha’s Premier Mixed-Use Destination
Poag Development Group, in partnership with Jasper Stone Partners and JLL, is proud to announce significant leasing progress at Avenue One, a landmark 200-acre mixed-use destination in Omaha, Nebraska. With approximately 75% of Phase One Retail now leased or under negotiation, Avenue One is shaping up to be the region’s most dynamic hub for shopping, dining, and community engagement.
National Brands Join Avenue One
The first wave of confirmed tenants includes Arhaus, West Elm, Williams Sonoma, and Pottery Barn—bringing the first Nebraska locations for Arhaus and West Elm. These brands represent a curated mix of premium home furnishings and lifestyle retailers, setting the tone for an elevated experience in Omaha’s fastest-growing corridor.
Current Phase One Retail Highlights:
- 233,000 sq. ft. of specialty retail, grocery, dining, and services
- 112,000 sq. ft. leased, with an additional 63,000 sq. ft. under negotiation
- Grand opening anticipated in 2027
